  • Take you on the Grand Tour of neighborhoods that meet your needs
  • Review currently available properties with you that meet your criteria
  • Set up a tour to see properties together that meet your criteria
  • Teach you how to look at property, make a general assessment of the condition and interact with listing agents at open houses and showings
  • Begin an email notification service so that you know when new listings that meet your criteria
  • Preview properties on your behalf during Tuesday Tour and Wednesday Zephyr Tour and keep you informed about new properties that meet your criteria

  • Review the purchase contract with you and answer any questions you have
  • Contact the listing agent to build rapport and find out pertinent information regarding activity, seller's needs, offer process, so that your offer gets the attention it deserves
  • Strategize with you on how to make your offer as strong as possible and review recent sales to help you establish value
  • Review the disclosure package with you and answer your questions before writing an offer
  • Package your offer so it stands out to both the listing agent and the seller; include a cover letter introducing you, your strengths and summarizing your offer
  • Keep you informed about the status of your offer and work with the listing agent to get you a counter if you are not the highest and best offer

Manage the Escrow Process

We work as project managers to make sure the entire process goes as smoothly as possible, including:

  • Open escrow with the Title Company and make sure that your lender has everything they need to procure your loan
  • Make sure you have all disclosures and pertinent property information to review
  • Schedule and attend your inspections with you and review the resulting reports with you
  • Advise you of contingency dates and other important contractual milestones and make sure they are addressed in a timely manner
  • Schedule and attend your escrow appointment when you sign your loan documents and finalize your paperwork
  • Deliver your keys to you once the sale is complete and you are on title!
  • Help you coordinate your move & assist with logistics

After Close of Escrow

  • Help you with any issues that come up after you move into your new home and be a resource for you regarding any real estate related questions
  • Continue to consult with you by offering resources for reliable service providers: painters, contractors, cleaners, you name it!
  • Keep you posted on sales in your neighborhood
